ZKS Real Estate Partners, LLC and Metropolis Partners formed a joint venture to acquire 5.21 acres of land to develop and lease a 107,154 sqft industrial building. The partnership saw a major void in the South Bay industrial marketplace: small, reasonably-priced, state of the art, 26 foot clear, well located warehouse and distribution space. In this marketplace there were significant barriers to entry with the limited land supply thereby limiting future development in the market. The building was completed in August 2000. The project is 100% occupied by four tenants with long term leases.
